Calculate tile roof cost from a defined quote scope
For a new tile system, multiply measured roof surface area by a locally quoted installed rate, add excluded project costs, then apply your chosen contingency. A lift-and-reset job needs its own rate and scope because reusable tile is being handled rather than purchased new. The calculator below deliberately leaves the price fields empty: it does not present a made-up national price as a contractor quote.
For a broader material comparison, use the roof replacement planning calculator. Use this page when you already have tile-specific quantities and quoted rates and want to check the arithmetic or compare a new-tile proposal with a reset proposal.
Tile roof quote calculator
Enter roof surface area, a rate per square foot for the written scope, and costs excluded from that rate. All figures use USD. No price is assumed.
Enter a quoted rate to calculate. Zero contingency means no reserve has been added.
The formula and a worked example
Base scope cost = roof surface area × quoted installed rate.
Subtotal = base scope cost + excluded costs.
Planning total = subtotal × (1 + contingency percentage ÷ 100).
Assume, purely for arithmetic illustration, 2,000 square feet of measured roof surface and a hypothetical $12 per square foot proposal. The base scope is 2,000 × $12 = $24,000. If the proposal excludes $1,500 of flashing and permit allowances, the subtotal is $25,500. A homeowner-selected 10% contingency adds $2,550, producing a $28,050 planning total. Dividing the total by measured roof area gives $14.03 per square foot after rounding. These rates are invented example inputs, not observed market prices.
If flashing is already included in the $12 rate, remove that allowance rather than counting it twice. Likewise, do not add tile waste to an installed rate that already covers the contractor's purchasing quantity. Save the written inclusions next to each estimate; identical totals can hide materially different work.
Measure the roof surface, not the house floor area
A home's listed floor area cannot reliably stand in for its roof surface. A two-story house, garage, porch, overhangs and roof slope change the relationship. Use the contractor's measured roof report or a verified takeoff. The roofing square calculator converts surface square feet to squares, with one roofing square equal to 100 square feet.
For a simple roof, projected area times the slope factor estimates surface area. At a 6:12 pitch, the factor is √(1 + (6 ÷ 12)²), approximately 1.118. A 1,800-square-foot projection would therefore be about 2,012 square feet before any purchasing allowance. Complex roofs need each plane measured separately; dormers, valleys and changing slopes should not be folded into a single guessed factor. Do not climb onto the roof to collect these measurements.
New tile versus lifting and resetting existing tile
Ask whether the bid includes new clay or concrete tile, partial tile replacement, or lifting and resetting reusable tile over a renewed assembly. A reset quote should identify how tiles are stored, how damaged tiles are counted, whether matching replacements are available and who pays for breakage. An attractive tile surface does not establish the condition of the hidden water-management layers.
Check the underlayment scope and cost guide before comparing proposals. Require the product, coverage, transitions and installation approach to be written down. A low tile-handling price that excludes underlayment renewal is not comparable to a complete reroof price. Replacement tiles with a different profile, weight or attachment requirement need compatibility review rather than visual matching alone.
Use scope-based low, working and high scenarios
Build three planning cases from actual proposals or explicit allowances, rather than applying an unexplained national multiplier. The lower-complexity case could be confirmed reusable tile, accessible staging and no known deck repairs. The working case could include the complete specified underlayment, flashing and a documented repair allowance. The higher-complexity case could add difficult access, unavailable matching tile, confirmed structural work or a larger repair quantity.
Run each case through the same calculator and record what changed. A higher contingency is a reserve for uncertainty; it is not a substitute for adding already-known work. If an engineer has identified reinforcement, put its actual scope and quoted allowance in the subtotal instead of hoping contingency will cover it. Use the contractor quote comparison tool to reconcile exclusions before choosing a bid.
Inclusions, exclusions and hidden repairs
The installed rate should state tile product or reset method, delivery, staging, attachment, battens where specified, underlayment, flashing, labor, cleanup and applicable tax treatment. Record removal and disposal separately if they are excluded. The roof tear-off scope guide explains why existing layers, material handling and container access can change that line item.
Ask for an installed deck-repair unit price and approval procedure before work begins. Structural engineering, reinforcement, fascia repairs, gutters, skylight replacement, interior water-damage repair, solar removal and reinstallation may be outside the base roof proposal. Identify each exclusion explicitly. An allowance is money reserved for a defined uncertain quantity, not a statement that the repair has already been diagnosed.
Regional conditions, structure and permits
Clay and concrete tile systems have product-specific weight, slope, attachment and detailing requirements. Before changing from a lighter covering to tile, have structural suitability evaluated by the appropriate professional. The Tile Roofing Industry Alliance's installation guides address assembly details and distinguish regional installation guidance, including high-wind applications. Use the current product instructions and requirements adopted by the local authority; this budget tool does not design the attachment system.
Ask the local building department which permits, inspections and product approvals apply to the actual address. Wind exposure, snow conditions, coastal corrosion, fire requirements and local labor or disposal arrangements can change the specified scope. Confirm who obtains the permit and whether fees and inspection-related corrections are included. Do not assume another state's installation detail or an online estimate settles those questions.
Frequently asked questions
Does the calculator supply a national tile roof price?
No. Enter a locally quoted installed rate and its written scope. The tool checks the budget arithmetic, not contractor availability or market pricing.
Should I enter house area or roof area?
Enter measured roof surface area, including the slope and applicable roof planes. House floor area alone does not describe the roof quantity.
Can I use it for a lift-and-reset tile roof?
Yes. Enter the quoted reset rate and add costs excluded from it. Document underlayment, flashing, breakage and replacement-tile allowances so the result describes that job.
Should waste be added to the installed rate?
Only if the quoted rate explicitly excludes purchasing allowances. If waste is already included, adding it again overstates the budget.
Does a tile roof conversion require structural work?
It depends on the existing structure and specified system. Obtain a professional assessment before assuming the building can carry a different roof covering.
