Quick answer: Angi's updated 2026 data places roof underlayment replacement around $0.60–$2.70 per square foot in many cases, with an average around $1.60 per sq ft. Costs change with roof size, pitch, product type and labor. See Angi's 2026 underlayment cost data.
Underlayment cost by roof size
| Roof surface area | Broad $0.60–$2.70 / sq ft benchmark | Roofing squares |
|---|---|---|
| 1,000 sq ft | $600–$2,700 | 10 squares |
| 1,500 sq ft | $900–$4,050 | 15 squares |
| 2,000 sq ft | $1,200–$5,400 | 20 squares |
| 2,500 sq ft | $1,500–$6,750 | 25 squares |
| 3,000 sq ft | $1,800–$8,100 | 30 squares |
These numbers are useful for a first screen, but they are not a substitute for product-specific quantity math. A roof can land high or low depending on whether the work is part of a full replacement, which underlayment is selected and how much special membrane work is required.
How to calculate how many rolls you need
The simplest transparent formula is:
If a 2,000 sq ft roof uses a 10% allowance, the planned coverage becomes 2,200 sq ft. If the specific product provides 1,000 sq ft of effective coverage per roll after required laps, the order quantity rounds up to three rolls.
Do not assume the number printed most prominently on packaging is always the effective installed coverage. Follow the product instructions for side laps, end laps and exposure conditions.
Felt vs synthetic underlayment
There is no useful homeowner rule that says one category is always “best.” The selected roofing system, slope, manufacturer instructions, climate, exposure and project requirements matter. GAF describes synthetic underlayments as polymer-based products designed as weather-resistant barriers and emphasizes following product-specific installation instructions. See GAF's underlayment overview.
| Category | Planning advantage | Question to ask |
|---|---|---|
| Asphalt-saturated felt | Often lower material cost | What weight/type and effective roll coverage are specified? |
| Synthetic underlayment | Often lighter, high coverage and tear resistant | What exact product and fastening pattern apply? |
| Self-adhered membrane / leak barrier | Used for higher-risk water-entry zones or specific systems | Where is it required and how many square feet are included? |
Why the cheapest roll may not create the cheapest installed system
A lower roll price can be offset by lower coverage, more rolls, more handling or different labor. Conversely, a more expensive product may cover more area per roll. Compare effective installed cost per square foot, not shelf price alone.
The calculator therefore asks for both roll coverage and roll price. That makes the material side auditable rather than treating “synthetic” or “felt” as one universal price.
Underlayment and tear-off should not be double counted
Angi notes that underlayment projects often occur as part of roof replacement and that old roofing removal may already be included in the larger project. If your reroof quote already includes tear-off, do not add a second removal allowance just because an online article lists removal as a possible cost factor. Use the Roof Tear-Off Cost Calculator only when you need to audit that specific line.
Deck condition changes the underlayment scope
Underlayment goes over the roof deck. If tear-off exposes deteriorated sheathing, the deck should be addressed before covering it. Keep this separate with the Roof Decking Replacement Cost Calculator so a material change in sheathing does not get hidden inside the underlayment price.
Leak-barrier zones can make two quotes look very different
One proposal may include only field underlayment while another includes self-adhered membrane at eaves, valleys or penetrations. A simple total-price comparison can punish the more complete scope. Ask each bidder to identify the field product and any separate leak-barrier zones.
Product instructions matter more than generic internet advice
Manufacturers publish exposure limits, fastening requirements, lap dimensions and compatible roof-system details. GAF explicitly notes that underlayment types can require different installation procedures. NRCA's consumer roofing information is also useful for understanding roof-system components before selecting a contractor.
Example: 2,000 sq ft roof with synthetic underlayment
Assume 2,000 sq ft of actual roof surface, a 10% allowance, 1,000 sq ft of effective coverage per roll, $120 per roll and a $1.25/sq ft labor allowance. The calculator estimates three rolls, $360 of entered material cost and $2,500 of entered labor, for a $2,860 planning total. The point of the example is not that $2,860 is “the right price.” It shows exactly which assumptions you can replace with local numbers.
Quote checklist: underlayment
- Exact manufacturer and product name.
- Effective coverage and number of rolls.
- Required side laps and end laps.
- Fastener type and installation method.
- Leak-barrier product and exact locations.
- Deck preparation and damaged-deck exclusions.
- Whether tear-off and old underlayment removal are included elsewhere.
- How long the product can remain exposed under the project schedule.

Frequently asked questions
How much does roof underlayment cost per square foot?
Angi's updated 2026 data reports roughly $0.60 to $2.70 per square foot in many cases, with actual cost affected by product type, roof size, pitch, labor and whether the work is part of a full reroof.
How many rolls of underlayment do I need for a 2,000 sq ft roof?
It depends on effective coverage and required overlap. With a 10% allowance, 2,000 sq ft becomes 2,200 sq ft. At 1,000 effective sq ft per roll, that rounds up to three rolls.
Is synthetic underlayment always better than felt?
No single material category is universally best. The roof system, product instructions, slope, climate and project requirements should drive selection.
Does roof underlayment replacement include tear-off?
Sometimes it is bundled into a full reroof and sometimes priced separately. Check the written scope to avoid double counting removal.
Should leak barrier be priced separately from field underlayment?
It is often useful to separate it because self-adhered membranes may be used only in specific zones and can have different material and labor costs.
