Metal Roof vs Shingles Cost: What Changes the Price?

A metal roof and a shingle roof are different systems, so comparing only the headline material price misses much of the project.

Metal and asphalt roofs should be compared as complete installed systems, not by headline material price. The useful comparison is scope-for-scope: tear-off, deck repair, underlayment, flashing, ventilation, fasteners, accessories, labor and warranty.

Start with the same roof quantity

Before comparing materials, make sure both options use the same measured roof area and geometry. Use the Roofing Square Calculator and Roof Pitch Calculator if you are still working from footprint dimensions.

Compare the systems, not just the surface material

Tear-off and deck condition must match

A cheaper quote may simply assume less removal or less deck repair. Ask both bidders to state the number of existing layers, disposal scope, deck inspection process and unit price for replacement sheathing.

Roof complexity can affect metal more visibly

Valleys, dormers, skylights, hips and short panel runs add cuts, transitions and detailing. That does not automatically make one material better; it means geometry should be part of the labor comparison.

Upfront price is only one decision factor

Expected ownership period, local climate, maintenance expectations, appearance, noise concerns, coating or finish warranties, insurance rules and future repair availability can matter alongside initial installed price.

Build three planning scenarios

  1. Asphalt base case: standard system with current local pricing.
  2. Metal base case: exact panel/shingle system with all trims and accessories.
  3. Repair contingency case: add deck repair and access complexity to both so the comparison stays fair.

Questions to ask each contractor

  • What exact product and accessory system is included?
  • Which flashing is replaced versus reused?
  • How is ventilation handled?
  • How are deck repairs priced?
  • What underlayment is specified?
  • What workmanship warranty applies?
  • What exclusions could trigger a change order?

Model both options

Use the Roof Replacement Cost Calculator to compare planning ranges, then normalize written bids with the Contractor Quote Comparison tool.
