Get a real load calculation
Square footage alone is not enough to select HVAC capacity. Climate, insulation, windows, orientation, air leakage and ductwork all affect heating and cooling load. Oversized equipment can create comfort and humidity problems just as undersized equipment can struggle to keep up.
Compare model numbers
Ask each contractor to list exact indoor and outdoor equipment model numbers, efficiency ratings, controls and major accessories. A proposal that only says “high efficiency system” is hard to compare.
Clarify ductwork and electrical scope
One contractor may include minor duct repairs, a new disconnect or thermostat while another treats them as add-ons. Ask what happens if additional work is discovered during installation.
Think about operating cost as well as purchase price
A higher-efficiency system may cost more up front, but the right decision depends on climate, energy prices, expected ownership period and actual usage. Do not choose efficiency solely from a marketing label.
